The Comparative Market Report gives you the facts about how you stack up to similar neighborhood rental properties. The Comparative Market Report has two versions:

  • Comparative Market Report (CMR)
  • Comparative Market Report Plus (CMRP)

What are current market rentals?

Current market rentals describes rentals that are

  • recent and
  • similar to yours (that is, comparable).

During the process of generating your CMR, you will determine what you consider current market rentals you want on your report.

An example use of the CMR

Say you've got a 3 bed 1 bath House in Salem, OR 97301 renting at $850/month. You've had a tenant in there for 5 years and have never raised the rent. While you don't want to scare your renter away because he/she is a good tenant, you are wondering if you could squeeze a little more out of that rental.

You work full time and manage your rental. You don't have a lot of time on your hands to go out and research the market for your rental. Being the savvy landlord you are, you signed up on RDBOregon for Landlords. You've already added your rental and some rental history.

You choose Get CMR from the members area and select your property, choosing 3 bed houses in 97301 (knowing you could choose up to 3 more zip codes, if necessary). Based on those choices, you see that there's 30 current market rentals that could be used on your CMR. You're happy with that, since 30 is the maximum number of current market rentals that can appear on your CMR. From here it's just a matter of choosing which CMR version you want, paying with your card, generating and saving your report.

You opted for the Plus version, since you're busy and most interested in the Top Five Picks. You skim the first several pages, taking special note of your summary of rankings to get an overall picture of how you stack up.

Rent/SqFt Vs. Time on Market (Plus version only)

While no one can guess exactly how long your rental will sit unoccupied (the Time on Market) while being advertised, you can look at how long your current market rentals sat unoccupied.

We group the current market rentals by the length of their vacancy and compute each group's average rent per square foot. By looking at this data in a chart (or the table below it) find the group whose average rent/sqft most closely matches your own property's rent per square foot. The group that your property fits in may give you a rough idea about how long your rental will sit unoccupied when you next advertise it.

Rent Facts

The Rent Facts are the raw data upon which all of the rest of the analysis is derived. The facts include: address, city, zip code, bedrooms, bathrooms, dwelling type, rent, year built, square footage, and rent/square foot for each of your current market rentals.

Rent Facts Summary (Plus version only)

The minimum, average and maximum values are computed for rent, year built, square footage, and rent/square foot.

TOM Facts

The TOM Facts include more of the raw data upon which all of the rest of the analysis is derived. The facts include: address, city, zip code, TOM, earned rent, earned rent/square foot for each of your current market rentals.
